Vilket kan lura en del att betala \u00f6verpriser, speciellt i Stockholms innerstad d\u00e4r efterfr\u00e5gan alltid \u00e4r lite st\u00f6rre \u00e4n i stadens ytteromr\u00e5den. Finns det en &#8220;hetta&#8221; p\u00e5 bostadsmarknaden s\u00e5 g\u00e4ller det fr\u00e4mst, och enbart skulle jag vilja till\u00e4gga, l\u00e4genheter med en l\u00e5g m\u00e5nadskostnad.<br \/>\nEfter tre m\u00e5naders intensiv koll av marknaden i Stockholm med omnejd kan jag konstatera att marknaden totalt sett inte alls \u00e4r s\u00e5 het, sett ur en k\u00f6pares synvinkel.<br \/>\nF\u00f6r det f\u00f6rsta: statistiken visar bara s\u00e5lda l\u00e4genheter, inget annat. M\u00e5nga l\u00e4genheter dras tillbaka n\u00e4r buden inte \u00f6verstiger utg\u00e5ngspriset, eller bara h\u00f6js med n\u00e5gra enstaka tusen.<br \/>\nL\u00e4genheter som dras tillbaka kommer efter n\u00e5gra veckor ut p\u00e5 marknaden igen, nu med ett l\u00e4gre utg\u00e5ngspris. Ju l\u00e4ngre bort fr\u00e5n centrum som l\u00e4genheten ligger, desto mer stilla ligger den p\u00e5 marknaden.<br \/>\nEtt exempel: Hamngatan 27B i Sundbyberg har s\u00e4nkts med 200 000 kronor p\u00e5 tv\u00e5 veckor. Detsamma g\u00e4ller l\u00e4genheter runt Sollentuna centrum som trots s\u00e4nkt utg\u00e5ngspris och erbudanden om hyresfritt i ett \u00e5r, fortfarande inte \u00e4r s\u00e5lda. Fr\u00f6sunda \u00e4r ett annat allt kallare omr\u00e5de, liksom Liljeholmskajen och s\u00f6dra Hammarbyhamnen.<br \/>\nDet k\u00e4nns kanske inte som en bostadsbubbla riktigt \u00e4n, men h\u00e4r finns tillr\u00e4ckligt m\u00e5nga varningssignaler f\u00f6r att man ska t\u00e4nka b\u00e5de en och tv\u00e5 g\u00e5nger innan man tar l\u00e5n som ligger p\u00e5 gr\u00e4nsen till vad man klarar av.<br \/>\nTrots de vackra v\u00e4rmeljusen i badrummet med de nystrukna frott\u00e9handdukarna i stylat gr\u00e5tt, innanf\u00f6r den &#8220;v\u00e4lkomnande&#8221; hallen.<br \/>\n<\/div><\/p>\n<!-- AddThis Advanced Settings generic via filter on the_content --><!-- AddThis Share Buttons generic via filter on the_content -->","protected":false},"excerpt":{"rendered":"<p>Ljuslykta p\u00e5 balkongen.
